Crescendo of Light & Life
One of the defining characteristics of a luxury home is intelligently designed space. Multi-million dollar houses, whether designed as ‘open-plan’ or with discrete rooms, are easily, intuitively, and viscerally understandable. It’s obvious that a home’s various uses have all been considerend in its construction. Unlike typical residential homes you’ve likely seen around Ewa Beach, this home mirrors the flexibility and deep consideration for a 21st century homeowner’s needs that we don’t see much in homes at this price point. Everything kicks off when you open the front door and find yourself in the bright, voluminous air vault of a formal living room with a compact footprint.
Living Room #2 — Casual • Spacious • Communal

No disrespect to the interior living rooms, but we agree with the home sellers that the partially-roofed, outdoor living ‘room’ is this tropical home’s pièce de résistance, its magnum opus, and the reason to buy it. The recent addition of uninterrupted flagstone decking unfies the whole outdoor space so well that it feels limitless, like the definition of freedom. Wired with speakers, a Roku TV, general & mood lighting, plus electricity to the stacked-stone BBQ insert/surround, every step brought us new visions of morning coffee, Super Bowl celebrations, 1st birthday luaus, pool parties with neighbors, nightly barbecue dinners, and evenings drinking wine under the stars. Again, limitless.
Tradition into legacy
Living Room #1 — Formal • Compact • Airy

The home is centered and grounded by an open-plan family/great room. We love great rooms like this for the ease of flow and flexibility they provide as kitchen, dining, and living spaces communicate directly with one another. Since these rooms lend themselves to individual homeowner interpretation, this is the one room that we intentionally chose not to over-interpret with staging furniture. We trust that you will value this opportunity to visualize how you will use this great space.
Living ‘Room’ #3 — Relaxed • Expansive • Open Air

Owners Suite
In this neighborhood and at this price point, the spacious owners suite is uniquely expansive. Technically, it is two bedrooms that have been merged into one. Its biggest window looks out over the backyard garden and swimming pool. The original bedroom, that lived large with its vaulted ceilings, now lives larger with the added square footage of what was to be a 4th bedroom. The result is an owner’s suite that rivals much larger (even luxury) homes.
We staged the owners suite extension (aka: 4th bedroom) as a home office but we also considered staging a library/reading room, a nursery, and a dressing room. How will you use it?

Bedroom #2
Bedroom #2 is located at the front of the house on the 2nd floor beside a full bath with double-vanity. This room is great for anyone who loves the dramatic textures of light & shadow. It’s equally ideal for those who appreciate the view from a high perch, which this room has in spades — interior and exterior.

- Lighted ceiling fan
- Engineered wood flooring
- Reach-in closet
- Location: Second floor
- Primary direction of view: South
Bedroom #3
Nearly a “master-on-the-main,” this bedroom is located at the front of the house on the ground floor beside a full bath. Its no-stairs access is great for people seeking “age-in-place” & limited mobility living. Its location is also commonly used for a home office.

[Bed]room #4
Our best guess is that this space was planned and permitted by Haseko, the builder/developer, as a 4th bedroom. In fact, it is described as such in the public record. We’d also guess that the original homeowner worked out a ‘deal’ with Haseko wherein the floor space and closet of this fourth bedroom was seamlessly merged into the owners suite as an extension. The real story is lost to time but the resulting expansive owners suite is nothing short of cosmic fabulosity.

Fountains of Life
Water is life, right? It’s also the beautiful motif that creates artful cohesion throughout this property. Softened, filtered, reverse osmosis, automatic sprinklers & irrigation, a swimming pool, and 2 visually delish fountains. It’s like tropical island life … oh, wait … it is tropical island life.

Hone the Zone
Two zones in this Frigidaire® wine cooler give you the needed flexiblity to perfectly store reds & whites. It’s just one of 3 refrigerating options this house provides.

Feng Shui Friends
There are 5 honu (green sea turtles) totems placed strategically around the swimming pool. See ’em? Do they direct the healthful flow of Qi to those using the pool over which they stand guard? Probably. Either way, they’re adorable.

Apron Sink
Fun, stylish, and trendy, this apron sink in white porcelain is deep and spacious. It’s also divided into two sections at approx. the three-fifths line.

Calacatta Marble?
No, thank God. You can spill lemonade on these and they won’t dissolve, unlike marble. These quartz counters are “greener,” bacteriostatic, and more durable, yet look like Calacatta in an eased square cut. You are correct … they’re better.

The Big Guns
Bosch® – LG® – Samsung® – these brands need no introduction except to say, “Dey in da house!”

Don't be knotty
Modern Shaw® luxury vinyl plank flooring is nearly indestructible and looks great. Even better? When it’s shaped and textured to resemble reclaimed, real wood.

Shell Shocked
Island-themed surprises like this tile+glass+shell backsplash warm the cockles of our hearts to be sure.

Refreshing pool
Did we just have the pool equipment inspected and replace the filtration sand for you? You know we did!

3M® R.O.T.K.O. — Yes!
Reverse Osmosis is a Total Knock Out. — Yes! No need to buy bottled? No water delivery? No paying 60¢/gal to lug water jugs home? Sweet! Is this the best thing about this house? Maybe. Either way, we’re small-kine jelly.

That hits the spot
Say goodbye to hard water spots with this AAA BestWater Co. whole-house filtration and softening system. Keeping a spotless house just got easier.

One door to rule 'em all
Behind one door are two Samsung® self-cleaning convection ovens that can be heated separately or combined by removing the horizontal divider. Handy!

OLD WORLD | NEW LOOK
There is a reason that plantation shutters are both popular and expensive. If you don’t know the reason, you will soon. Trust.

A PLACE FOR ALL
The custom solid cherry kitchen cabinetry with gliders makes every square inch of storage easy-access. We stan!

No trades? No problem.
We think you’ll agree that the distinctive ceiling fans here are beautiful, esp. in the way they keep the air in circulation, with or without the trade winds.

The little things
Small but smart — little conveniences really feel like thoughtful gifts, right? How delighted were we to find this USB-enabled wall socket? Very.

Monitored Comfort
Ecobee® is app-controlled climate management. Awake, asleep, or away, your home’s Lennox® Elite® central AC can bee programmed and monitored. (See what we did … be vs. bee? Yeah, we’re hilarious.)

safety first
This home is wired for a Ring™ video doorbell and exterior motion detector. There are window, door, and interior motion sensors that are compatible with many home sercurity services. Plus, the back & garage doors are keypad-controlled.

a touch of class
Did you know that you don’t even have to use your hand to turn on a touch faucet by Kohler®? Neither did we. Wrist. Forearm. Elbow. It all works.

Doh! I mean ... Oo0h.
Ever scared yourself with the loud crash of a fumbled toilet seat? Not anymore with this soft-close lid. Same goes for this home’s cabinets and drawers. Quiet as clouds.

Destination: Home
A gathering place where "aloha" is a verb.
“Despite decades of marketers coopting ‘aloha’ to sell visitors everything Hawaii, it’s still important to us that our home embodies aloha’s original meaning. Aloha has a meaning that is experiencial, not spoken. With every update or change we’ve made here, our motivation is the same — create a place of essential being. We need our home to receive friends, family, and even strangers with kindness, grace, generosity … and fun. We love this house and it is a place where people gather now. Sometimes, it’s Mister’s Cigar-n-Bourbon boys on the pool deck. Sometimes, it’s a 3-generation movie night. But always, every weekend, there is a gathering here. We believe the next owners will feel aloha the moment they first open the front door and that that feeling can stay with them for as long as they want it to.”

ANSWER: Beautiful. Professional. Tropical. Lush yet intensional. Automated. Flexible. Carefree.
QUESTION: How would you like your yard’s landscaping, hardscaping & infrastructure set up for you?
Thank goodness that gardening is a fun, rewarding, evolving, creative, and empowering hobby because eye-popping residential landscapes don’t just happen naturally. Which is a relief because we like making choices about the blooms we cultivate and the foods we grow. PLUS, like you, we evolve with time & experience. Experimentation with new things is one of our joys in life.
Still, we were thrilled to discover the glorious and exhaustive landscape-watering infrastructure that’s already installed at this home. We love things that support and simplify our landscaping goals, especially when life gets busy. And hey, how nice is it to start with an established, cultivated landscape? That’s what you’ll find here. You jump in with changes you’d like to make after you’re moved in and ready. In the meantime, the sprinklers are on a timer; the drip irrigation is present in virtually every pot, planter, and planting bed. It’s even in both water fountains. The Christmas, foxtail, and pygmy date palms are mature; the pink and yellow hibiscus are flowering (at the time of this writing). The lawns are just large enough for kids or pets but most of the lot is hardscaped and xeriscaped to limit evaporative water loss. So smart. So durable. So efforless.
Oh! And for the foodies reading this, you’ve got a worthy start on both an edible garden and/or food forest of sorts. Walking around we found: sugarcane, a bartender’s lime tree, a tangerine tree, oregano, hibiscus, milo trees, and pineapple plants.
Pro Tip 1: Sugarcane makes a great swizzle stick in refreshing umbrella drinks.
Pro Tip 2: Pineapple plants only fruit 3 times. If you don’t get fruit in the first year, it’s time to replace them with a new pineapple crown -or- simply enjoy the plant for its tropical beauty.

Would you be over the moon if we told you that the architectural and artistic beauty provided by the hardscape you see pictured here, yes, every pot, planter, paver, statue, and fountain is included with the purchase of this home? You would? Great. Consider them yours.

2. SOMETHING
BORROWED
If you’re feeling kinda married to the idea of being the next owner of this home, we get it. Please allow us to push you over the edge with a couple wedding presents.
Something borrowed — ok, not exactly borrowed. It’s much better than that. It’s two pre-arranged contracts. Intrigued? We imagine so. Here are the details:
Contract #1 is with Sunrun. As we understand it, Sunrun is a photovoltaic (PV) solar panel company, like any other, except in addition to selling PV to homeowners, Sunrun contracts with homeowners who have grandfathered-in net energy metering (NEM) agreements with the state. Since Hawaii doesn’t offer surplus energy buy-back (aka, net metering or NEM) to homeowners anymore, only homes with grandfathered-in agreements are eligible. This home is eligible. Here’s how home sellers explained their Sunrun contract:
- Sunrun “borrows” space on the home’s roof,
- Sunrun takes control of the homes grandfathered NEM (for the duration of the Sunrun contract),
- Sunrun installs and maintains a solar array on the roof,
- Sunrun sells the homeowner deeply discounted electricity (up to 100% of the PV-generated electricity), and
- Sunrun keeps the surplus power they generate.
- In the rare event that the homeowner’s power use exceeds that generated by the PV array, the homeowner draws from the grid and pays HICO (Oahu’s electric utility).
The home sellers report that their electric bill when they bought the home in 2013 was consistently $600-$900 per month. That comports with what we’ve heard from other homeowners that don’t have PV.
After the home sellers contracted with Sunrun, they report an electric bill of only $276/month.
An odd ‘bonus’ is that the current PV array is reaching the end of its natural lifespan and is experiencing an anticipated drop in power generation. This doesn’t benefit Sunrun and they have already informed the sellers that the array will be replaced with next-gen, best-in-class panels as soon as they arrive on island.
So far, even with the drop in efficiency, the sellers report that they do not use more electricity than is generated by the PV array. [Full Disclosure: The sellers, a family of 4 adults, want to be clear that they have, on very rare occasions, used more than 100% of the PV-generated electricity, specifically when they’ve had big holiday gatherings with guests staying at the home.]
Moreover, the sellers say that saving over $4,000/year on their electric bill made all of the energy saving upgrades (above) and their decision to buy a Tesla simple.
It’s a great deal that will be getting even better any day when the new panels arrive.
Side note: Sunrun says they’ll sell the new array to the homeowner at the end of its 10-year natural lifespan in 2034-ish, but we’d probably let them put on the next-generation panels. Might even replace the roof at the same time. 2 birds, one stone.
SOMETHING
3. Something
Blue
Nothing is as “rare” as REALTORS® will try to get you to believe, except maybe an Ewa house with the cooling blue waters of a private pool.
Real talk? There’s nothing “maybe” about it.
Fun fact: Haseko and the other big developers in Ewa Villages, Ewa Gentry, and Ocean Pointe save a ton of time, money, and headaches by eliminating the building of private swimming pools. Some developments don’t even get community pools and those that do are shared by huge numbers of homeowners. It’s a reasonable strategy, especially during times when (Hawaii-)affordable housing is desperately needed. If you’ve home shopped the Ewa neighborhoods for long, you’ve doubtless noticed.
Subsequently, if individual homeowners have enough land/money/determination to build a private pool, it falls to them to go through the year of design & permitting, find & hire contractors, foot the entire bill, and endure months of construction. (Did you know that it takes a full month for concrete to cure? True fact.) It’s easy to see why so few homeowners are ready, willing, and able to fulfill the dream of having a private pool here.
In fact, a quick scan of the 4,847 single family home resales recorded in Ewa between 2003-2023, only three had private pools. How precise that report is doesn’t matter much except that it very precisely underscores our assertion (above) that homes with pools in affordable-Ewa are exceptionally rare.
The bottom line …
You are home shopping at the right time!
The right time if you want a glistening, cooling, fun, magnetic, legend-making private swimming pool at home. (Did that sound OTT? If so, we’d ask if perhaps you’ve denied yourself the thrills & wonders of a private-pool-life ’til now? We’d guess: yes.)

Isn’t it time? Don’t you deserve it? Won’t you, your family, and your friends just love it? Only you know the answer to that, of course.
What we know is that this is a genuinely rare opportunity and we find no evidence that it will come around again … for years. We’re happy to bring news of this rare find to you while you’re still looking to buy a house.
The ball is in your court.
